OUR PROCESS

We are engagable at any stage of project

  • We start by having a 60-minute onsite meeting to talk about your project and see if we're a good match for each other. Fee proposal is provided following this meeting.

  • We will furnish a conceptual design as the initial step in the design process. The outcome of this phase is intended to broadly outline the design direction and estimate the approximate construction cost.

  • The approved concept design from the client is transformed into a finalized design solution. This will encompass, at a minimum, a comprehensive set of architectural drawings, encompassing plans, sections, elevations, perspective views, and a specification schedule.

  • Initiate the planning application process by compiling necessary documents for the Project, providing assistance to the Client in submission, and ensuring compliance with local authority standards through comprehensive site analysis and streetscape drawings. Produce detailed shadow diagrams and other required documentation in accordance with regulations. Facilitate coordination with planning consultants, sub-consultants, and other necessary parties. Finally, draft a report on the design intent to substantiate and justify the planning application.

  • Produce comprehensive drawings at a suitable scale, including plans, elevations, sections, details, and schedules, to facilitate building permit for the Project's construction. Subsequently, coordinate and consolidate inputs from sub-consultants and other consultants into the architectural drawings. Submit necessary documents to the building surveyor for approval, and develop documentation suitable for tendering, encompassing drawings, details, specifications, and schedules. Finally, secure client approval to proceed with contract preparation.

  • Prepare a list of potential tenderers for client approval and offer recommendations on the preferred tendering method. Conduct tenders or negotiate with the preferred contractor, distribute documentation, address inquiries, and evaluate tenders. Negotiate with the preferred tenderer, prepare a comprehensive report and recommendation for client approval. Develop contract documentation, incorporating negotiated changes, and facilitate the signing and execution of the contract by both parties.

  • Oversee the construction process by conducting periodic site inspections to ensure adherence to design quality, materials selections, and contract specifications. Review and provide supplementary details for builder/contractor submissions, issuing clarifying instructions when necessary. Administer variations and obtain client approvals, attend site meetings, and furnish regular reports on time, cost, and progress. Evaluate builder/contractor progress claims, extensions of time, and adjust monetary sums in the contract. Coordinate with other consultants, prepare defects lists, and issue instructions for achieving practical completion. Assess the final contract account, coordinate defect rectifications, and inspect the works for a final defects listing. Ultimately, issue the final certificate upon completion of all defects and outstanding work.

  • We keep in touch for a year after completion to learn how the space is performing and to help resolve any contractor defects.
